Seniors housing deal volume jumps 74% to $32.2 billion on institutional capital

Walker & Dunlop published its 2026 Seniors Housing Outlook, which shows investment activity in the segment picking up sharply. Citing NIC MAP data, the firm said rolling four-quarter transaction volume reached $32.2 billion, up 74% year over year. Institutional investors and REITs are driving the gains, attracted by rising occupancy, steady rent growth and historically limited new supply.

According to the report, national occupancy hit 90.1% in Q2 2026, compared with 88.4% a year earlier. Only 23,700 units were under construction, the lowest level since 2012. Annual rent growth reached 4.7%, the 17th consecutive quarter above 4%.

Kevin Giusti, senior managing director at Walker & Dunlop, said: "Seniors housing has become an increasingly attractive investment opportunity as institutional capital returns to the sector." The firm also added two managing directors specializing in seniors housing finance, based in Needham and Houston.
