BrightSpire Capital posts Q3 sales of $87.4M and $46.9M net profit

BrightSpire Capital ended the third quarter of 2026 with revenue of $87.4 million, a 4.1% rise from $83.9 million a year earlier, according to a 10-Q summary published by TradingView. Net income attributable to common shareholders reached $46.9 million, against under $1 million in the same period last year, and diluted earnings per share came to $0.37 versus zero.

During the quarter the company made eight senior mortgage loans worth $315.5 million and collected $78.8 million from repayments on four loans. Its book held 123 investments with a carrying value of $3.5 billion, mostly floating-rate loans tied to multifamily properties. It sold an industrial portfolio and a multifamily property for gross proceeds of $325.1 million, with the industrial sale producing a gain, and it deconsolidated a retail asset after losing control of it.

Management pointed to rising rates, more cautious lending, weak office fundamentals and continuing uncertainty as hurdles for refinancing and borrower performance.

Because most of the loan book floats with rates, borrowers' interest costs and refinancing options move with the rate path, and management's list of challenges suggests that pressure is not yet easing.
